Residential. Luxury. Commercial. Plots. Second Homes. Holiday Homes. Rental. Resale. Dubai Off-Plan. Every property type, every market. A different strategy. Learn all of it in 2 evenings, with zero upsells and 100% content.
Most Meta Ads training teaches objectives, ad sets, and targeting. That's the 20% you already know. What nobody teaches is that the strategy changes completely based on what you're selling.
Residential, luxury, commercial, plots, land, second homes, holiday homes, rental, resale, Dubai off-plan: every property type gets its own targeting logic, creative approach, and campaign setup.
Indian CPL benchmarks, WhatsApp-first workflows, metro vs Tier 2 targeting, and a dedicated Dubai module covering off-plan strategy, NRI investor targeting, and AED-market campaign logic.
No follow-up program you need to buy. No "advanced" version hidden behind another payment. Everything you need is in these two evenings.
Both sessions are live on Zoom. Q&A both days. Bring your actual campaigns and your specific questions. You'll leave with answers, not just slides.
Day 1 covers strategy: channel choice, architecture, budgets, audiences, and the segment-by-segment playbook. Day 2 covers execution: creatives, AI, tracking, lead quality, and the full metrics dashboard. Some evenings run longer than two hours. We don't cut content short to fit a clock.
Meta finds people who aren't searching yet, Google finds people who already are. New or lesser-known projects have almost no branded search, so start on Meta and add Google once the project name starts getting searched. Commercial, Dubai, and NRI buyers research more, so Google Search runs in parallel for these three from day one. Then the structural mistakes that kill campaigns before they start: wrong objectives, wrong architecture, zero signal quality, and how Meta's algorithm actually works.
How many ad sets per campaign, how many ads per ad set, and how often to refresh creative. 2 to 4 ad sets to test without splitting your data too thin, 3 to 5 ads per ad set, refresh every 2 to 3 weeks. Then why campaigns feel expensive and inconsistent in week one: Meta needs roughly 50 conversions in 7 days per ad set before delivery stabilizes, and small repeated edits reset that clock, so bundle every change into one sitting and leave it alone.
ABO for testing distinct audiences or creatives with a guaranteed budget per ad set, CBO once you have a proven winner and want Meta to scale it automatically. Best practice: test in ABO, duplicate the winner into CBO. Then Value Rules, a newer Meta feature that lets you bid a set percentage higher on the audiences that matter most, like your own lead-list audience, since they convert better.
What Meta removed from real estate targeting and what's actually left. Building cold, warm, and hot audience layers, custom audiences from your lead list, Lookalike audiences (the single most underused targeting tool in Indian real estate), and NRI buyer targeting workarounds. Then placements: Advantage+ is now the default and cuts cost per result by roughly 12 percent, but manual placements still matter for tight retargeting.
Residential ₹50L–₹5Cr: targeting approach, messaging angles, form strategy, and how to filter quality from volume without killing lead count. Luxury ₹5Cr–₹12Cr+: why standard campaigns fail at this price point, HNI targeting workarounds on Meta, why instant forms kill luxury inquiries, and how to reach NRI buyers for ultra-premium projects.
Commercial: ROI framing, business buyer mindset, when landing pages are non-negotiable. Plots & Land: investor targeting, appreciation story, drone creative logic. Second Homes & Holiday Homes: lifestyle-first messaging, long consideration cycle, how to target the right life-stage buyer. Rental: hyperlocal, quick conversion, why fast response is everything. Resale: competing without the builder brand.
How selling Dubai is fundamentally different from India: off-plan inventory, AED pricing, ROI-first buyers, and a completely different qualification mindset. Targeting Indian NRI buyers and HNI investors for Dubai properties using Meta. Creative messaging that speaks to yield, lifestyle, and developer credibility. Why Click-to-WhatsApp is the dominant format in Dubai real estate campaigns, and how to structure follow-up for a longer overseas buyer journey.
The 3-second rule. Hook formulas for each property type: EMI hooks, scarcity hooks, lifestyle hooks, ROI hooks. Video vs static vs carousel by segment. Video for cold audiences and emotion-led segments, image for retargeting and fast tests. Hindi vs English decision. How to brief your designer or videographer so you get usable output.
Live demonstration: generating 20 ad copy variants in minutes, writing hook lines for different buyer segments, using AI to write a complete creative brief for your design team. Troubleshooting an underperforming campaign by pasting your metrics into Claude and asking what the numbers suggest is wrong first. Prompts you can use immediately after this session.
Why Meta shows fewer purchases or leads than actually happened. In-app browser redirects to payment or CRM pages break the cookie trail. What CAPI does: sends conversion data server-to-server, no browser or cookie needed. The 5-step setup that works with any tech stack: system user, pixel access, access token, standard events, then check match quality in Events Manager.
A clear decision framework: which campaign type to use based on project type, price point, and your team's response capacity. Why Click-to-WhatsApp is reducing CPL by 30–50% in Indian real estate right now, and what automation you must have in place before running it.
The 3–4 questions that filter junk without killing volume. Which form type to use: Higher Volume vs Higher Intent. What never to put on a real estate lead form. How form structure changes for luxury vs affordable.
Every metric that matters for Indian real estate, not just CPL: Cost per Lead, Hook Rate, CTR, Frequency, Form Fill Rate, CPM, Relevance & Quality Ranking, and Cost per Site Visit. Thirty minutes every week, checking all eight. That's the entire optimization routine.
Each segment has one highest-impact change to make immediately after this session. No overwhelm. You leave with a clear priority list based on your specific situation.
Not paid actors. Real channel partners, marketers and developers on what it was actually like to train with Nishant, and what changed after they implemented it.
